A special meeting of the Hermosa Beach Planning Commission is scheduled for Tuesday, November 18, 2025 at 5:00 p.m. for a mid-cycle review of the 2021-2029 Housing Element (HE) goals, policies, and progress.  We will also be presenting a report on HE Program 7: Land Value Recapture as requested by City Council in March 2025.
